The majority of basement waterproofing today is being performed by system companies. System companies may claim to offer different methods, but will always steer you to their method, which is usually an interior water control system. This one size fits all approach to basement waterproofing benefits the waterproofing company more often than the customer. I can think of no other industry that so predominantly utilizes a system approach as opposed to a problem solving approach.

There are really only two options available to solve wet basement problems: interior or exterior. Interior work utilizes drainage inside your basement to control the water that is entering and directs it to a sump pump. This method should never be called waterproofing, it should be referred to as water control. Water control systems allow the water in, in order to pump it back out. True basement waterproofing is accomplished only by exterior excavation to the bottom of the foundation, installing proper drainage and treating the walls to prevent water from entering. Let it in and pump it out, or keep it out altogether. This is the main difference between waterproofing and water control.

Negative-side Sealant This involves “painting” the basement walls and floors with a waterproof coating of cement that’s meant to seal out the moisture. It applies directly to the concrete’s surface with a brush or roller and is often applied when a homeowner is preparing for basement finishing. Exterior Excavation This involves digging out the entire perimeter of the basement, installing a new drain, and possibly adding a waterproof coating on the walls. This type of installation has been used for many decades—a drain of this type is generally installed when the home is built. Interior Baseboard System Installs on top of the basement floor with a drain that runs along the basement walls. Collects water and sends it to a sump pump system. No jackhammering is required, and the installation is safe for a monolithic basement floor. Interior Subfloor Drain Installs underneath the basement floor, with a drain that runs along the basement walls. Collects water and sends it to a sump pump system. The system is easy to service, and it can collect water leaking from the walls or windows as well.

Exterior Exterior waterproofing methods focus on preventing water from entering the house. This is accomplished through excavating, installing drainage systems, the use of gutter systems and sloping soil and concrete away from the foundation. Interior Interior waterproofing methods focus on moving out water that has already penetrated the home. This is accomplished through drain tile and pipe setup, sump pump installation and the use of sealant, epoxy and even foundation reinforcement. Sealants and epoxy injection Sealant and epoxy injections in cracks on the interior and exterior are a short-term fix. This method is inexpensive and doesn’t usually require a contractor’s help. Ventilation and air flow improvement Excess moisture and humidity can cause a home to be filled with all sorts of contaminants, from molds and mildew to toxins and odors. Many basement waterproofing companies recommend ventilation systems to push out that bad air.

Comment: This is a finished basement (drywall, carpet, etc) I’ve had small leaks in 3 different areas. Not full flooding, but wet spots on carpet. Some areas I have had several fixes done (epoxy injections, excavation and waterproofing the foundation, waterproofing window ledges), other areas nothing has been done. I am available for a phone call today and tomorrow, but not available for an onsite inspection until after 5/15.
